
Staging (styling, art directing) and photographing for listings is the most important step in marketing a property. Whether for sale or short-term rental, the photographs should tell the story of the property. A visual story accentuates the most alluring elements in a setting and brings them to life in a cohesive collection. In fashion, it’s an editorial. In advertising, it’s an advertorial. Designed to engage our sensory imagination, the visual story portrays the product as a lifestyle unto itself, promising feelings of (depending on the product) vitality, relaxation, fulfillment, energy, etc.
My approach to real estate photography is no different than it is to editorial work. I schedule my shoots according to the time of day that most beautifully lights the surroundings. Sometimes that means two visits. Using predominantly natural light, I capture interiors, exteriors the little details that make a property into a coveted lifestyle (or if a B and B listing, an experience.)

The very first impression. And it's a quaint one set against a beautiful country backdrop. Sure to light up someone looking for their first farm.

This central portion of the front of the house says exactly what the house is on the exterior. I can see the little touches of modern ironwork and the craftsmanship on the front door very clearly, and how the brick look isn't buried under too much paint. It gives me a feel for the quality of the work from the get-go. Modest luxury.

Unfortunately, I cannot promise this precise sunset when I photograph your home, but we can certainly capture something magnificent by scheduling our shoot according to the "magic hours."

You can't always wait for Spring to list your property, but that doesn't mean lifeless photographs in winter. Quite the contrary, indeed. Some of my favorite listing images are taken during the magic of winter.

A few pieces from my art collection, a chair and a bar cart with a few glasses and decanters were all I needed to bring this unfurnished Las Vegas mid-century gem to life. Indeed the bones are beautiful. And a little extra swank takes it to the next level. The house, located in the historic downtown district, sold in one day to an inbound Cirque du Soleil costume designer from Los Angeles.
